The Challenge
The existing building had suffered years of neglect with leaky roofs, out of date services, broken windows, and some fire damaged structural elements. Our brief was to re-roof the whole structure and to upgrade the services and facilities for an unknown future tenant.
The Solution
Securing the envelope was the priority with a new insulated roof, box gutters, over-sized rainwater pipes, and rebuilt brick parapets first undertaken. The 72 Crittall windows had decades of layers of paint and all had to be stripped and re-glazed.
The electrical system was completely renewed with a new three-phase supply that would enable possible subdivision into three separate units. New lighting and air conditioning and heating was installed together with new welfare facilities.
