What We Offer

Brill & Owen designs thoughtful, highly creative schemes that reflect the way our clients live and work. We are with you every step of the way, from the initial briefing meeting when you reveal your hopes and aspirations to the final snagging inspection. Flexible and responsive, we can provide as much or as little help as you need, whether that is purely creating your design or efficiently project managing the construction process – and all the stages in between.

We offer the full range of RIBA services to meet the needs of every client. Have something else in mind? We'd be happy to work with you to create a custom quote.

  • We listen very carefully to the initial brief and a visit to the site would be included free of charge for this first important meeting. We will help tailor the brief to suit budgets and statutory limitations such as planning or building regulations.

  • RIBA stage 1

    If required, we would co-ordinate a full measured survey of the site and building and prepare a set of existing drawings.

    RIBA stage 2

    The next stage would be to prepare sketch designs, either as a feasibility study or as a prelude for submission to statutory authorities. These would be prepared in close dialogue with you, the client.

    RIBA stage 3

    Once signed off, we would prepare a package for submission to the local authorities for Town Planning Consent, Listed Building / Conservation area consent and to other interested parties such as Hampstead Garden Suburb Trust.

    RIBA stage 4 (part 1)

    Once the Applications have been determined we would assist in the appointment of consultants such as a Structural Engineer, and prepare more detailed drawings to satisfy Building Regulations requirements and to eventually form part of a Tender package.

    RIBA stage 4 (part 2)

    With detailed drawings complete, we would prepare a written Schedule of works together with NBS specifications for Preliminaries and Workmanship before inviting tenders from an agreed list of Contractors. We would analyse the Tender Returns and assist in the procurement of a Contract.

    RIBA stage 5

    We would provide a full service for Contract Co-ordination including regular site inspections, valuations, issuing Architect’s Instructions and solving problems on site should they arise. On completion we would co-ordinate all necessary certification, issue a Practical Completion Certificate and obtain the Building Regulations Completion Certificate.

    RIBA stage 6 and 7

    After completion we would monitor the occupation of the building for the duration of the Defects Liability Period and be available to advise should there be any teething problems.

  • In addition to the RIBA stages above we are able to offer detail design for Bathrooms, Kitchens, Lighting, and Joinery. These could include setting-out of tiles and sanitaryware, detailing wardrobe interiors and co-ordinating Kitchen and / or air-conditioning equipment within joinery.

  • At any stage of our services we can offer 3D modelling and CGI renderings using our powerful Revit software.
